Hi, the biggest difference between a commercial land and a private land is that commercial land is subject to 12% VAT when sold to the buyer.

Of course, residential properties usually have restrictions as to height and the structure that can be built. Commercial properties has certain FAR ratio or Floor to Area ratio.The price you pay for the land is dependent on how many floors you can built on the property right?

However, if you are a foreigner you are neither qualified to buyer commercial or residential land.
