宾馆过户的问题

在菲有人转让宾馆,我有退休移民证,请问交易的流程是怎样的,只要请律师就可以了吗?在交易的时候还会不会多出其他费用,我只知道外国人不能买地,一定要有土地的话,可以找个菲的人头,但是除了宾馆的出售费用,交易过程中还会产生比如税费等等的额外必须支付的费用吗
