洪律师好，请教一下，怎么样才能把菲律宾人的房子过户到她儿子名下，小孩子才二岁多？我可以帮她们申请到来中国的签证吗？如果有，要走那些正常程序，谢谢 Hi, the law provides that minors cannot enter into a contract, unless he or she is assisted by a guardian. If the child can secure a guardian from the court, then there is no problem for the child to receive or inherit an asset. But of course, you might want to make sure that the legal guardian is somebody you can trust.If the child is your child, and you are a Chinese national, then perhaps it is best to inform the Chinese embassy of your blood relations so that your child will be granted a visa. But then, before you and your child can leave the country, you need to secure DSWD clearance.
