购买房产的注意事项

我最近想购买一套房子，请问有什么特别要注意的事项吗？

比如说，以前购买后都是永久拥有的，现在很多都是50年的，因为开发商土地是租的。很多华人不知道，也没看合同，就直接签名。除了这个还有什么需要特别注意的吗？

Hi, I think you need to find a lawyer to review carefully the contract.  You may also check with HLURB or Housing and Land Use Regulatory Board whether or not the developer has applied for an HLURB license.

Did HLURB grant the developer a license to sell condo units with a rented land? Did the developer disclose this information to the buyer?
